DESCRIPTION:  PRIVACY (protected by property size and topography), TRANQUILITY (peace and quiet), SECLUSION (your own world), SPACIOUSNESS, SPECTACULAR VIEWS.   3+ acres of prime real estate on a prestigious street, nestled in the hills above the Beverly Hills Hotel. Just south of Beverly Park, an exclusive world-renown guard-gated residential neighborhood with  multi-million dollar estates.  Breathtaking panoramic city view and very nice valley view. Extra wide street frontage surrounds the entrance to the private driveway. There is very little traffic because Summitridge is not a through street. The prestigious location is in the hills just north of the Beverly Hills Hotel, and a few hundred yards south of the exclusive very high-priced Beverly Park. This property has huge potential. The zoning reportedly allows for a three-story house, so the two pads on the top one acre will accommodate an interesting large estate with a garage and swimming pool. The lower two acres could be developed for a great variety of improvements, while still protecting the view and acting as a privacy buffer.

Downslope lot, approximately 300' wide x 500' deep, with large level pads, in existence for 50+ years. A private road goes from the paved public street down to the pads. The entrance to the private road is open, currently not gated or locked, for easy access. The entrance to the property is directly across the street from the driveway to 1735 Summitridge. The address of the property is 1740 Summitridge Drive, with a 90210 Beverly Hills ZIP code.  A peaceful quiet natural very private estate setting, open and spacious ambiance, yet only minutes from Beverly Hills city center. Marvelous, almost unlimited, architectural potential. A rarity and a true find.

NOTE:  You should visit the property to fully appreciate its beauty and serenity.  You look out over the city as if you are in your own world. There are no nearby homes to intrude on your privacy. The property is like an oasis of peace and quiet, separated from the noise and bustle of the city below. This could be your opportunity to create an estate to meet all your needs and desires. SEE PRICE AND COMPS BELOW. (Click Here

Views of the property

The picture below shows the private driveway leading to the building pads, with the larger pad to the right.

The picture below is looking down the  road leading to the pads, facing mostly north. The pads are like a figure eight, with the smaller portion to the left, and the main portion (partially shown) to the right.. Notice the nice open view of the valley below.

Below is the larger pad, looking south.

The satellite close-up photo below shows the house across the street, 1775, and the property 1740, on the east side of the road. The entrance to the property is at the break in the  fence on the east side of the road,  directly across the driveway to 1735, due west of the break in the fence. The 1740 Summitidge property private driveway goes down to the two pads as shown. Notice the seclusion and privacy of the property. As you can see in the above photos, the view is spectacular. The altitude is about 1000'.

A slightly expanded view is below. The white property lines shown are approximate, about 300'+ X 500'+.

The picture below shows an expanded aerial view of the above area. 1740 Summitridge is at the very bottom middle right. The homes along Beverly Drive (not visible from 1740) are to the right. The homes along San Ysidro (not visible from 1740) are to the left. Some Beverly Park multi-million dollar homes are to the north; most have tennis courts and swimming pools. In the midst of all this, 1740 is very secluded and private.

Prominent Ex-neighbors

The 1771 Summitridge Drive house, across the street from the 1740 Summitridge property, reportedly was Elizabeth Taylor's home, and later was owned by a British Countess (Lady Patricia Rothemeyer). When expectant parents Elizabeth Taylor and Michael Wilding began searching for a family home, Elizabeth fell in love with 1771 Summitridge Drive and its beautiful, lush garden, and a spectacular view over the city.

PICKFAIR: Was one of the most celebrated homes in the world. Located at 1143 Summit Drive (short distance down the road from 1740 Summitridge), in Beverly Hills, the property was a hunting lodge when purchased by Douglas Fairbanks in 1919 for his bride-to-be, Mary Pickford. In the 1920s, the newlyweds extensively renovated the lodge, transforming it into a four-story, 25-room mansion complete with stables, servants quarters, tennis courts, a large guest wing, and garages. Thirty years ago, Pickfair, the honeymoon home of film stars Mary Pickford and Douglas Fairbanks Sr., was in escrow to sell to celebrity Pia Zadora and her multimillionaire husband, Meshulam Riklis. Jerry Buss, then owner of the L.A. Lakers, the Kings and the Forum, was selling the 3.1-acre property for just under $7 million. In 2008, Pickfair was listed for sale for $60M.

Over in the Bird Streets, we got a reminder of what can happen when a property’s price tag is a bit too ambitious. Retired motorcycle racer John Kocinski originally wanted $30 million for his Mediterranean-style mansion but couldn’t find a buyer for three years. Eventually, he auctioned it off in the home’s living room, and the winning bid was $6.526 million — still a high price, but just 22% of his original ask. (2/5/22)

For the last year, Drake has been scouring the Southern California real estate market for a new home, and it appears he has found one. The hip-hop star is buying the Beverly Crest mansion of English singer-songwriter Robbie Williams, according to a real estate source who spoke about the transaction on condition of anonymity. Details are scarce because the house wasn’t publicly listed for sale, but the source said the deal should likely close in the mid-$70-million range. The price tag is a reflection of the prized property’s rare combination of size and scale, which is unmatched in the Beverly Hills Post Office area. The trophy estate spans 20,000 square feet on more than 20 acres; for reference, there is no other home on the market in the 90210 ZIP Code with even close to that much land.    (LAT,  3/5/22)

Beverly Park: is one of the most expensive gated communities in the U.S. The southern entrance is about 200 yards up the road from 1740 Summitridge. Due to the elite level of privacy, location and lot size, many notable sports icons, CEOs and entertainers are owners of Beverly Park real estate. The list of current and past residents includes Rod Steward, Kelsey Grammer, Barry Bonds, Eddie Murphy, Lisa Vanderpump, Adrienne Maloof, Magic Johnson, Slyvester Stallon, Reba McIntyre, Sumner Redstone, Denzel Washington, Faith Hill, Martin Lawrence, Samuel L. Jackson, Haim Saban, Tim McGraw, Mark Wahlberg (selling house for $87.5M, 4/15/22), Bill Philips, Paul Reiser and many others. The homes are in the 40,000 to 50,000 plus square-foot range, and can cost $30M+.

Twenty years ago, Lakers great Earvin “Magic” Johnson listed his home in gated Beverly Park for sale at $7.932 million. The asking price included the number 32 as an homage to his number when suiting up for the Lakers, sources said at the time. The massive Mediterranean-style mansion was originally about 12,000 square feet and later expanded to 14,000 square feet.  (8/3/19)

Asked to name the most exclusive communities in the Los Angeles, gated Beverly Park — with its large-lot homes and affluent homeowners — would make our short list. Last year, sales in the area included the former home of baseball home run king Barry Bonds, which sold for $26.5 million, and the former home of actress-comedian Reba McEntire, which fetched $25.15 million. This week’s curation leads off with a $32-million sale, the highest publicly recorded deal in the enclave so far this year.  (Hot Property, LAT, 4/14/18)

Justin Bieber is moving on up. The pop star and his wife, Hailey Baldwin, paid $25.8 million for a spot behind the gates of Beverly Park. The 2.5-acre property is a sizable upgrade for Bieber and Baldwin, who were previously holding up in a smaller Beverly Hills home. A tennis court and a movie theater are among features of the seven-bedroom, 10-bathroom home. (9/5/20)

Beverly Park, one of Southern California’s most affluent neighborhoods, has its newest resident after Jem Sportswear Chief Executive Jeff Marine sold his Mediterranean mansion for $29 million in an off-market deal. Records show it was bought by a limited liability company based in Hong Kong. Spanning 17,000 square feet, the estate holds its own in the star-studded neighborhood with residents such as Eddie Murphy, Rod Stewart, Denzel Washington and Sylvester Stallone, who offered up his 3.5-acre retreat there earlier this year for $110 million. “It’s on one of the best lots in Beverly Park, which is one of the best neighborhoods in Beverly Hills,” said Drew Meyers of Westside Estate Agency, who represented the buyer. “There’s nothing like Beverly Park.”  (LAT,  9/11/21)

It’s a bittersweet sale for Sylvester Stallone, who just unloaded his Beverly Park mega-mansion for $58 million. That’s Southern California’s priciest sale so far this year, but it’s 47% shy of his original price tag of $110 million. (LAT,  3/5/22)

UNIQUE AND DESIRABLE
: 1740 Summitridge reportedly is one of the last available undeveloped lots near the top of Summitridge Drive. You will be living almost adjacent to the very exclusive gated Beverly Park, with very expensive (about $50M each) upscale properties (18 bathrooms?), owned by very prominent people and celebrities.  Many prominent people live nearby, in this prestigious area. The properties directly north of 1740 Summitridge Drive on the east side probably will remain open space, enhancing privacy and tranquility. Reportedly, a three-story house can be built, so a creative architect will be able to design a very interesting and desirable estate. The area terrain characteristics, and lack of visually-intrusive nearby houses, give you a feeling of openness and peace. This is an ideal location and opportunity to build your dream estate.

MAKING GOOD USE OF THE DOWNSLOPE

TO BE CONSIDERED FOR THE TWO ACRES BELOW THE BUILDING PADS.

The lavish BHPO compound of late Microsoft billionaire Paul Allen came to market for a cool $55.5 million. The house itself is fine and all, but the amenities are the selling point; it comes with a standalone cinema building, a 9,200-square-foot recording studio and a glass funicular that carries guests from the scenic swimming pool to the tennis court.  The funicular,  a glass-lined box  runs from the pool deck to the tennis court at the bottom of the property. (LA Times, 7/17/21)

A $3 million Yorba Linda home has a 300-foot long 'raging' water slide. The owners wanted a phenomenal water slide, so they hired the builder who did Raging Waters  to construct their water slide. When it was built several years ago,  it was the largest water slide at a private residence in the country. There are very few properties you could ever do anything like this. You've got to have a hillside that can accommodate it. 1740 Summitridge possibly would be ideal.

==========================================================================================

Some call it an incline elevator, hillside elevator, hillside lift, tramway, cable car, people mover, chair lift, gondola and even a European funicular. Others think of it as a handicap lift or an accessibility system for the physically challenged. Outdoor enthusiasts might call it an outdoor lift, or an outdoor incline elevator, while those with waterfront property might call it a lakeshore lift, high bank lift or waterfront elevator. Provides easier access to structures and amenities located on various levels of the slope.

An oceanfront property in south Laguna Beach  boasts two houses, one of them atop a bluff, the other down on the sand. A small tram on a track – a funicular–transports residents or guests from one house to the other. The property line doesn’t stop at the home below; the residence has its own mini beach. The pair of houses, along Thousand Steps Beach, is being offered at $7.9 million. 100+ stairs connecting the two houses is shown to the left of the bottom house. The funicular is shown to the right of the house. This hill seems considerably steeper than 1740 Summitridge.   [OC Register, 11/9/14]

The Palm Springs home of actress-entrepreneur Suzanne Somers and her husband, producer Alan Hamel, has returned to market for $14.5 million. Owned by the couple since 1977, the 70-acre retreat sits among boulders and native outcrops and is reached by way of a private funicular railway system.  (2/11/17)

This property was featured on 'Million Dollar Listing Los Angeles' (10/7/21, BRAVO),  asking price $8.5M.

The stone structures you can see at Machu Picchu blend almost seamlessly into the mountainous rock. There was no mortar used in their construction, yet here they stand centuries later, testament to an extraordinary feat of Incan engineering. Part of the hill on the Summitridge property possibly could be terraced for a variety of uses.
